Mi opción es el verbo "guarantee". ¿Qué opináis?

the mortgage (hipoteca) is the guarantee... the collateral (home) is what makes the guarantee valuable.....

the wording in your Spanish phrase seems a bit odd to me... but maybe it's just because it's out of context...
