Dans le cas présent, on ne connaît pas la nature précise des "charges" (endettement hypothécaire, créances privilégiées, etc.) c'est la raison nous suggérons d'utiliser l'expression "être grevée de..." et le mot passif, au sens général.

Une hypothèque est un droit accordé à un créancier sur un bien immeuble en garantie d'une dette, sans que le propriétaire du bien en soit dépossédé. Elle est publiée au bureau des hypothèques. Lorsque l'obligation garantie par l'hypothèque n'est pas respectée, le bénéficiaire de cette garantie peut obtenir, en justice, la vente de l'immeuble et être payé sur son prix par préférence aux autres créanciers.

Charges
Next in the Charges Register you will find details of any financial charges (mortgages) registered against the property. These are listed in order of priority, that is to say that that in the event of the property being sold and there being insufficient equity to satisfy all charges (for example if the property were to be repossessed) the holder of the first charge is entitled to be repaid in full before any monies are paid to the holder of the second charge, and so on.

There are certainly other types of "charges" but the ONLY kind of "charges" related to debts that appear in the Land registry are financial charges i.e. mortgages

Je ne comprends pas que vous insistiez. Si vous me dites avoir un "panier de carottes" (mortgages), je ne m'attends à y trouver que des carottes (mortgages). Mais si vous me parlez d'un "panier de légumes" (charges), je peux légitimement m'attendre à y trouver un assortiment: carottes (mortgages), navets (liens), oignons jaunes et rouges (loans, security, creditor's legal mortgage), même du chou (overdue property taxes).

there is no point considering other types of "charges on a property", and even less looking at "charges" in some other undefined context.
Also, what is the most usual case is not necessarily the only case possible (an all too frequent assumption and source of confusion):
most often the mortgage is there to secure the debts that the current owner contracted from a bank to buy the property, but there is nothing to say that it can't be a mortgage to secure any other debt owed by the owner of the property.

Une propriété peut faire l'objet d'hypothèques (conventionnelle ou légale), de privilèges ou de sûretés/garanties et chacun de ces instruments constitue une "charge" ou un "grèvement" ou "grève" la propriété.
