Yield definition: Commonly used yield type in Central & Eastern Europe including the Polish property market is the Gross Initial Yield (GIY).
Net Initial Yield divides net operating income by the market value of the property or the purchase price but excludes purchaser's transaction costs.
Because GIY is calculated otherwise comparing to NIY, i.e. without taking transaction costs into account, the outcome (yield) is usually higher than NIY.
