captación y demanda

Spanish term or phrase: captación y demanda
Hi everyone,

I'm translating a property website into UK English, and I'm not 100% sure about three words that appear all the time in the text:

CAPTACIÓN: I had been using "listing", but now am veering towards "prospecting". (However, there are a couple of examples in ES of "prospección") Also, I'm thrown by the use in plural. Some examples:

Captación de inmuebles
Solicitudes de captación
Captación borrada
Captaciones

DEMANDA: I had been using "lead", but now think this could be better as "listing". Some examples:

No se ha podido cargar el mapa de zonas de demandas
Cargando demanda
Filtrar demandas manualmente
Nueva demanda

If anyone could give me an idea, that would be great. Thank you!

acquisition and demand

Explanation:
'captación' would be the acquisition/winning of real properties to be offered to clients and 'Demanda' has to do with the market demand, the clients' search for real estate'. So, the website has to have acquisitions of real estate properties in order to meet the demand by clients

Capture/winning and demand

Explanation:
Entiendo que la captación se refiere a que los dueños de los inmuebles los den a la inmobiliaria para vender o rentar. Listing me suena más a ya tenerlos y publicarlos que desde mi punto de vista sería un paso posterior.
