Deed could also be used in the US (also: Instrument) as involves land.

Proprietor is the reg. term of art for the. owner or - pace Allegro - freeholder of the *land*, as opposed to the registered proprietor (proprietress?) of a *mortgage* (mortgagee).

Subsanación - remedy or cure vs (deed of ) variation of Will or a trust etc. or alteration of Articles of (BrE) Association/(AmE) Incorporation.

There is an amendment of an unregd. or regd. title, but - in BrE - the instrument used is called a Deed of Rectification in unregistered conveyancing.

In registered conveyancing, the entry would simply be altered, after being applied for electronically these days using the (non-failsafe) Electronic Conveyancing Protocol introduced about 20 years ago.

Rectification of the land register in the UK, as land law students will remember, is usually combined with payment of an indemnity (compensation) to the wronged party who has been kept off the register.
