Quanto ao "a", não há problema algum. A confusão vem do facto de texto original estar escrito em MAU português. Tem uma vírgula a mais a seguir ao "e" e falta-lhe uma a seguir a locatária (com acento). O correcto seria: ... e de outro lado, como locatária, a empresa XXXX LTDA...

Discussion
Just to clarify, Portuguese also has "a" as a "transition word" in many instances. For example: "Eu vou a Lisboa/I'm going to Lisbon";"Andar a cavalo/Ride a horse"; "Rezar a Deus/Pray to God"; "Estou a pensar/I'm thinking", etc.
Often it contracts with the definite article of the following noun, and then it becomes "a + a = à" or "a + o = ao", "Eu vou à praia/ I'm going to the beach"; "Eu vou ao teatro/I'm going to the theather".
It is far from meaning "on behalf of".

Instead of "other party", you can use "as second party" or "as third party" (when there are three parties in the contract).
