I assume that it this means a marketing tool? What would be a good translation?

Not necessarily a marketing tool, given the context - more on-the-ground research into customers' circumstances. (Ever since the FlowTex affair, banks have been even more cautious not just to believe what they're being told by their customers...)

There isn't a single term for this; alternatively you could use "Besuchsbericht".
