Je ne sais pas comment bien traduire ces mots qui constituent l'article 1792-3 du code civil et qui apparaissent dans une procuration pour vendre :

neutral  Tony M: I would be wary of using 'complex', as too specific for some contexts; perhaps 'premises' would be a safer, more general bet.

neutral  AllegroTrans: "Amenities" of a complex could mean almost anything - B&B, a view of the sea and many other things. And nothing suggests this is a "complex". Why not look at my defintion ref. and consider whether you can agree with "fixtures and/or fittings"?

agree  Tony M: Important to be careful here, as 'équipments' can be fixtures ONLY, or both fixtures and fittings. Usually in a residential sale, 'fixtures' is more likely, but it does depend on the surrounding context.

Depuis 1978, la jurisprudence a affiné le périmètre des éléments d’équipement potentiellement couverts par la garantie de bon fonctionnement. Ceux-ci doivent :

être livrés avec l’ouvrage et installés avant sa réception ;
être dissociables de l’ouvrage (leur dépose, démontage ou remplacement ne peuvent s’effectuer sans détérioration ou enlèvement de matière de l’ouvrage), et pas seulement adjoints à l’ouvrage ;

Exemples d’éléments couverts : portes et fenêtres (hors huisseries), volets, radiateurs, appareils sanitaires, plaques de cuisson…

The equipment is normally there on reception, it cannot reasonably be "disassociated" (not the same as removed) and look at the examples. These elements are normally FIXED into place rather than just FIT into place like a sofa or chair

Reading the definitions of both categories strongly points to them being fixures (indissociables) and fittings (dissociables)

It's logical to have a warranty that these operate properly - e.g. a washing machine (which is not a fixture) and a central heating pump (which is a fixture)
