It is a \"document\"; the context does not directly say so but it is probably a document recorded at a Notary Office, and probably in Mexico.
As for \"deed\", deeds are documents evidencing the ownership of property, and \"escritura\" is a much broader term that can include documents of many other kinds as well that are not called \"deeds\" by native English speakers.
