neutral asptech : Then it should be "areas", because "yta" is a collective concept (combined area of several rooms). "Space" might be more neutral.

technical space

I think I'd just use something general like "technical space" although it will depend on what you have used for "kundyta" (customer area, perhaps?) in which case I'd use "technical area".
