Th example sentence is wrong. Effluxion of time refers not only to leases but also partnerwhips and even driving licenc/ses.
Example sentence:

Effluxion of time is the expiration of a lease term due to a natural passing of time rather than from a specific action or event.

My main point was actually to teach the asker and all-comers a new term of art that other Argentinian translators have asked me about, notably 'effluxion of time'.
