FIBRAs (Real Estate Investment Trusts)
Un Fibra es un fideicomiso que se encarga de rentar y administrar propiedades que ofrezcan un retorno, es un portafolio de bienes inmuebles (residencial, edificios de oficinas, centros comerciales, hoteles, hospitales, etc.).
Se busca que las propiedades del fideicomiso estén diversificadas por tipo de inmueble, así como por número, tipo de inquilinos y por localización geográfica. Las propiedades son destinadas al arrendamiento o a la adquisición del derecho de arrendamiento.
Están basadas en el modelo de los REITs (Real Estate Investment Trusts) que son instrumentos financieros de inversión en el mercado inmobiliario. En los últimos años, se han vuelto atractivas para el público inversionista, desarrolladores y operadores inmobiliarios.
La Fibra permite que cualquier persona a través de BMV pueda invertir y obtener un retorno de grandes propiedades que se encuentran dentro de la Fibra y que actualmente están rentadas.

After several years of legislative effort in Mexico, particularly in the area of tax, a structure has been established that now makes it attractive for companies to issue, and investors to acquire, securities based on a beneficial interest in an Infrastructure and Real Estate Trust (known by its Spanish acronym “FIBRA”).
FIBRAs are modeled after investment vehicles used in other countries that have worked very effectively, such as the Real Estate Investment Trusts or “REITS” used in the United States. These types of instruments have enabled investors to participate in large real estate projects, with good returns, a favorable tax regime, and low risk.

Mexico
Mexico has passed legislation to allow for the equivalent of REITs, known as FIBRAs[57] (Fideicomiso de Infraestructura y Bienes Raíces),[58] to be traded in the Mexican Stock Exchange. Like REITs legislation in other countries, companies must qualify as a FIBRA by complying with the following rules:[59]
at least 70% of assets must be invested in financing or owning of real estate assets, with the remaining amount invested in government-issued securities or debt-instrument mutual funds.[59]
Acquired or developed real estate assets must be income generating and held for at least four years.[59]
If shares, known as Certificados de Participación Inmobiliarios or CPIs, are issued privately, there must be more than 10 unrelated investors in the FIBRA.[59]
The FIBRA must distribute 95% of annual profits to investors.[59]
The first Mexican REIT was launched in 2011 and is called FIBRA UNO.[60] According to the Wall Street Journal, Mexican REITs debuted in March 2011 "after government regulatory changes made the structure possible. Fibras offered investors an easy way to own Mexican real estate and pick up an attractive dividend at the same time. Like U.S. REITs, Fibras avoid paying corporate taxes as long as they distribute at least 95% of their income to shareholders as dividends."[58]
