Beispiel: Ein Balkon zählt in der Vermietung nur zur 50% d.h. die Gesamtnutzfläche ist 8qm aber die Ertragsfläche nur 4qm.

SVP : ne répondez pas si vous ne connaissez ou trouvez pas le terme exact, comme les « suggestions » ou « suppositions SGDG » me sont en général assez peu utiles. Je cherche le terme effectivement usité.

C'est une formulation effectivement usitée (ici, par ex.: http://www.loi-pinel.org/comment-se-calcule-la-surface-a-prendre-en-compte-dans-le-calcul-du-loyer-d-un-logement-pinel.htm), mais elle n'a pas l'avantage d'être succincte, surtout pour une petite cellule Excel dans le cas de mon texte) et elle n'est à mon avis pas vraiment exacte.

J'ai fini par trouver moi-même le terme correspondant: surface pondérée.
