Abgrenzung von Grundausbau und Mieterausbau
Der vereinbarte Nettomietzins versteht sich für ausgebaute Mieträumlichkeiten.

Alle bestehenden Ausbauten (Einbauschränke und Teppiche) werden dem Mieter gemäss beiliegendem ÜbergabeprotokollIVereinbarung übergeben.

Über den Grundausbau hinausgehende Ausbauten der Mieträumlichkeiten gelten als Mieterausbau.

Allenfalls bestehende Ausbauten von einem Vormieter, die nicht zum Grundausbau gehören und vom Mieter übernommen werden, gelten als von ihm getätigt (= Mieterausbau).

Sämtliche Kosten für Mieterausbauten gehen in jedem Fall und überdies ausschliesslich zu Lasten des Mieters.

In Nordamerika sind das "upgrades". Es kommt halt auf die Zielgruppe an (USA/Kanada oder GB).

neutral alec_in_France : On a point of interest: is the word "upgrade" used even to describe the standard level of finish/equipment? I had always thought this referred to optional extras.

Real estate is "funny" this way: pretty much anything that's put on the bare floor or walls is referred to as a (standard) upgrade (even if it is i.e. linoleum flooring). If it is something "decent" it's automatically a "premium" upgrade.

IF this comes from a commercial lease, the appropriate US term for Mieterausbau is Tenant Improvements, whether existing or planned.

Upgrades is a term used in the US by enthusiastic but unimaginative real estate agents to describe changes typical of residential settings.

Example sentence:

The tenant will be responsible for all improvements and will provide lien waivers to the Owner for all improvements made.

The home features numerous upgrades, including granite countertops and new laundry appliances.

Als Innenausbau oder kurz Ausbau werden alle Baumaßnahmen der Gewerke bezeichnet, die nicht zum Rohbau, also zur Erstellung der Gebäudehülle, oder der Haustechnik gehören.
Im Wesentlichen sind damit also Ausbauarbeiten in den Innenräumen des Gebäudes gemeint, wie die Herstellung von Fußboden-, Wand- und Deckenbekleidungen. Dabei kann es auch zur Überschneidung von Gewerke kommen, z. B. können Natursteinarbeiten in Innenräumen durchaus vom Unternehmer des Bauhauptgewerks (Rohbau) mit durchgeführt werden.

Fit out refers to the process of making an internal space suitable for occupation. It’s the transformation of a concrete shell into a working space; from installing facilities (like the loo!) and raising the flooring, to creating internal spaces, such as meeting rooms, breakout spaces and kitchens.
