If, however, they are bought for use by the company in its business or operations then there is no specific term in law or in financial accounting regulations, but they are generally referred as business or commercial properties (offices, shops etc) or operating (plant, warehouses, etc.) properties.
In answer to your question Alexander, only the context can tell you that. Strictly speaking the immobili strumentali are for use in the business of a company, but whether this is from the viewpoint of these companies themselves or from the viewpoint of their customers is difficult to say without the full context.

Gli immobili strumentali sono quelli acquistati da un'azienda e utilizzati per l'esercizio della propria attività. Possono essere distinti in due categorie principali:
immobili strumentali per natura: sono quelli che possono essere impiegati esclusivamente per le attività aziendali (a meno di radicali interventi di ristrutturazione e trasformazione che ne modificano la struttura); a titolo esemplificativo rientrano in questa categoria i capannoni, i negozi, gli studi professionali le officine, gli opifici e tutti gli altri fabbricati accatastati nelle categorie A10, B e C.
