de facto joining/combining of parcels/plots; de facto plottage

https://en.wikipedia.org/wiki/Plottage
Plottage is the increase in value realized by combining adjacent parcels of land into one larger parcel. The process of combining the parcels is known as assemblage. Generally, the value of the whole parcel will be greater than the sum of the individual smaller parcels.[1]

--------------------------------------------------
Note also the difference between "plottage" and "assemblage" :
"Plottage" is generally used to describe the joining of pltos when referring to the increase in value achiede as a result.
"Assemblage" appears to be the term for the joining.
Substitute "assemblage" for "plottage" in my suggestion.
http://www.thedataadvocate.com/assemblage-vs-plottage/
Assemblage vs. Plottage
Assemblage is the process of joining several parcels to form a larger parcel; the resulting increase in value is called plottage.
Assemblage — The combining of two or more adjoining lots into one large tract.
This is usually done to increase the value of the individual lots because a larger building capable of producing a larger net return may be erected on the larger parcel. The resulting added value is called plottage value. The developer often makes use of option contracts to tie up the right to purchase the desired adjacent parcels. Care must be taken through exact surveys to avoid the creation of gaps or strips between the acquired parcels through faulty legal descriptions.
Plottage value
The increased usability and value resulting from the combining or consolidating of adjacent lots into one larger lot. Plottage is also referred to as assemblage, although the latter is more often used to describe the process of consolidation. The term is often used in eminent domain matters to designate the added value given to lots that are contiguous.

: Agree that 'plottage' is the right term here // I think it's used both ways - see here: http://www.investopedia.com/terms/p/plottage.asp

I think it is probably "assemblage", "plottage" being the added value achieved in the process. The joining is "assemblage", I think.

: de facto joining of [cadastral] "lots" that are not parcels of land but adjoining flats that have been merged in one bigger flat.(... une seule et même unité d’habitation... ...n’a pas été suivie d’une modification du règlement de copropriété ..)

The main thing is that "de facto" is used for "de fait" and that there is some term pointing to the notion of "join".

: in this ST it's a different kind of "réunion" // you can't really compare "la réunion" of two adjoining flats with "la réunion" between a husband and a wife?

de facto united plots of land
I did not find this as a set phrase in English, but plots (or parcels) of land are very often "united" so I don't see why "de facto" could not be placed in front.

: beware of the difference between UK and France // in UK you can't really own a flat - only rent it for up to 999 years // these "lots" are very likely to be "appartements en copropriété", not "plots of land"

French term (edited):
reunion de fait
de facto amalgamation (of units)
"Lots" is used very broadly in French in relation to real estate. It can mean a plot of land, an apartment or a unit in an office block, for example. In my experience, the word is always used for each separate registration in the cadastral register. Since we don't know whether this is referring to built land or not, "unit" would be a wide (and safe) term to use.
