buying a house in UK follows this procedure
1 - You agree to buy the property, after making your offer. At this stage you might be asked a small deposit to emphasize your interest and put your name down.
2 - you sign the contract. at this stage you only sign the contract but do not exchange it. At this stage you are always asked to leave a substantial deposit (say about 10 % of the property). After signing the contract you are still allowed to back out from the purchase, although you would loose the deposit. This is officially called "signing contracts" and corresponds to what we call "compromesso" in italy
3 - You exchange the contract previously signed. this is normally done when you are ready to take possession of the property and you definitely commit yourself. After you exchanged contract the house become yours and you cannot back out. This is officially called to "exchange contracts" and conrresponds to the italian "rogito notarile"
Stages 2 and 3 are always carried out in the presence of a lawyer.
